The property is situated in a small development of three barns on the edge of Kilkhampton. Kilkhampton has the benefit of a Post Office/General Stores, two Pubs, a Church and a Chapel (C of E and Methodist). The North Cornish resort town of Bude is within 4 miles and here can be found an extensive and varied range of shopping, sporting and recreational facilities including an 18 hole golf course, sandy surfing beaches, indoor heated leisure pool, sports hall and ten pin bowling. Sandymouth Bay is about 2 miles and water sports are available at Tamar Lakes at about 1 ½ miles. Cliff and forest walks are plentiful. The nearest beaches are about 2 miles: Sandymouth and Duckpool. There are a number of theme parks in the area –The Big Sheep at Bideford and The Milky Way at Woolsery.
The property is in excellent condition, well appointed with modern day to day requirements plus some other luxuries. The property is furnished to provide good accommodation for eight adults/persons. There are two lounges, each containing colour TVs, with DVD players. The kitchen has an oven, hob and microwave with good kitchen space and storage, fridge/freezer, washing machine and dishwasher. There is a Rayburn in the kitchen for less clement weather. The property is served by oil fired central heating during the period October-April inclusive and at other times by arrangement. There is an additional charge for central heating -dependant on usage.
There are four bedrooms: two doubles and two twin bedded rooms. The master bedroom has ensuite- shower, bath, and wc. and adjacent to the master bedroom is an annexe containing a cot. A second cot can be provided on request.There is a family bathroom with shower, bath and wc, and a further separate wc situated on the ground floor. There is a double bedroom on the ground floor with a ensuite shower and wc.
One of the two lounges is situated upstairs providing spectacular views. The downstairs lounge is particularly spacious with an open log fire (Available in winter) and can comfortably accommodate two or three families. There are wide screen tv’s plus DVD players in both lounges plus a DVD library. A wide range of games and puzzles are also to hand.
The property is carpeted throughout, (except for bathrooms and kitchen) well furnished, bright and airy and possesses that vital holiday ingredient, the feel good factor!
Outside there are lawns for sunbathing and a barbecue for your use, with some garden furniture i.e. picnic tables and benches.
There is a log fire in the lounge available Nov-Mar. Logs are inclusive but only available over the winter.(£1 per basket after the first complimentary supply).
The property is part of a barn that has been refurbished and is set in rural surroundings in redundant farm buildings.
There is ample parking space within the grounds of the barn.
Facilities at Furlongs Holiday Cottage
Lymsworthy is the perfect spot for that quiet ‘get away from it all’ holiday, but at the same time only 1½ miles from the coast. It is ideal for country walks, a retreat to the country and provides an opportunity to celebrate a family occasion.

- A sauna for 6 people, served by 2 additional shower units, changing rooms and a separate wc.
- There is a games room, with a snooker and table tennis table and a football striker game, badminton and croquet for outside.
This area is served by oil-fired central heating during the winter months.
About the Area
Kilkhampton is situated near the fascinating and romantic North Cornwall Heritage Coast. It is a conservation area and located in an area of outstanding natural beauty. Additionally, much of the coastline and wooded inland areas are owned by the National Trust. There are two local beaches Sandymouth and Duckpool. Cliff walks abound, but only for the intrepid. Bude is a well known and popular resort with facilities for bathing, surfing and ten-pin bowling. Widemouth Bay beach is about 5 miles as is Crackington Haven. Widemouth is probably the most used and well known (if not notorious) surfing beach. The resort of Bude provides all necessary shopping requirements together with a good range of quality restaurants, supermarkets and recreations. Toiling away in the kitchen is not necessary as a visit to the local hostelry can provide all necessary refreshment – the London Inn or the New Inn at Kilkhampton. In the village of Kilkhampton are Pizza and Chinese takeaways and a Fish and Chip shop.
Tamar Lakes are within a mile and provide something for all the family from water sports to conservation with excellent interesting walks.

Terms and Conditions Of Hire Applicable to all Bookings as Follows
Please Note: Prices quoted are per week (Sat to Sat) unless otherwise agreed.
1.Electricity is included.
2.Central heating is an extra cost and depends on usage.
3.Continental style duvets are provided.
4.All bed linen is provided including table cloths and tea towels but not personal towels.
5.A holiday cancellation policy is recommended as refunds cannot be made for late cancellations.
6.The facilities at Furlongs are strictly only available to registered guests. Please ensure that all children are supervised when using the facilities. The use of the pool is subject to a number of rules advertised on Furlongs’ notice board in the interest of safety and ensuring that all guests have an enjoyable stay.
7.Sleeping accommodation is for up to 8 adults/persons – registered guests only. We do not accommodate mid-week change overs where the number of persons staying in the house in the week exceeds 8 in number.
8.All occupants must be named on the booking form .The Hirer must not sublet or share the accommodation nor share it except with the persons named on the booking form. The owner reserves the right to terminate the hire without notice and without refund if the number of occupants is exceeded or (at our discretion) to make an additional charge.
9.There is a security deposit value of £200 to be paid with the final payment 6 weeks before the holiday is due to commence – this being held against any charges incurred as a result of any breach by the tenants of these conditions e.g. breakages, damages, missing items, additional cleaning etc. Where no liability for charges is incurred the security deposit will be returned within 10 working days.
10.An advance deposit of 30%(Non-returnable) of the total rental must accompany your reservation, which will be returned only if your booking cannot be accepted. Provisional bookings may be made by telephone and confirmed by completion of the booking form and payment of a 30% deposit within 5 working days (after which time the provisional booking will be cancelled).
11.The balance of 70% must be paid at least 6 weeks before the holiday commences together with the security deposit of £200. We regret that failure to make this payment will be taken as a cancellation, but refund of the initial 30% deposit will not be possible.
12.The property is available from 4.00 pm on day of arrival to 10.00 am on day of departure. Your help in adhering to these times is appreciated.
13.The occupants must leave the property in a clean and tidy condition ready for incoming tenants. Regretfully damages, breakages , missing items and cleaning will have to be charged to the client(s).
14.Any complaints regarding the accommodation or any shortages or defects should be reported within 48hours of arrival (no later) otherwise such complaints cannot be satisfactorily investigated.
15.If the property is not available through circumstances beyond the owner’s control, all payments made will be refunded but clients will have no further claim.
16.The owner does not accept responsibility for injury to tenants, their guests or third parties (except in the case of death or personal injury resulting from his negligence) or loss or damage to their belongings, any car or its contents.
17.While every effort is made to ensure the accuracy of the description of this property, and all information given is believed to be accurate at the time of going to print and given in good faith, the property owner does not accept responsibility for errors or omissions. Neither can the property owner accept liability for problems outside his reasonable control such as breakdowns of domestic appliances, plumbing etc although every effort will be made to rectify problems as soon as possible.
18.The tenancy created by this agreement is a Holiday Let within Paragraph 9 of Part 1 to Schedule 1 of the Housing Act 1988.
19.We very much regret that pets cannot be accepted.
